Zoned Cooling in High-End Homes

Ducted or ductless, zoning adds value in residential cooling systems

Homeowners looking for high-end cooling tend to put a premium on efficiency, and the use of zoning is one of the best ways of boosting energy savings.  

Whether applied to a ducted or a ductless system, zoned cooling — via a heat pump or traditional a/c equipment — conserves energy by allowing users to direct cooling only to where it’s needed and only when it’s needed.  

“Zoning is one of the most effective ways to improve efficiency in high-end residential cooling because it lets the system respond to how different spaces are used,” said Brooke Greenwood, director of product management at Carrier.  

High-end a/c and heat-pump cooling in single-family homes typically employs variable-speed compressors, also called inverter compressors. Add zoning and smart thermostats, which can fine-tune cooling based on occupancy and the weather — and also learn homeowners’ routines and adjust temperatures accordingly — plus communicating systems, which harmonize the way components work together, and efficiency increases even more.  

  

Zoning Options  

Communicating thermostats offer system integration and monitoring capabilities, said Ketan Namjoshi, product manager for residential controls and digital solutions at Bosch Home Comfort Group, which owns the York residential equipment brand. They also allow contractors to access data remotely for troubleshooting system problems.  

“With Wi-Fi controls, homeowners can adjust zones through an app,” said David Rames, senior product manager at Midea Residential Air Conditioning. “If they leave the house longer than expected, they can turn some zones up while maintaining comfort in main living areas. That reduces compressor demand and avoids conditioning the entire home unnecessarily.”  

“Across all system types, connected thermostats, smart zoning controls, and remote monitoring are becoming increasingly important, helping systems adapt in real time, stay optimized, and catch issues early, improving both efficiency and long-term reliability,” Greenwood said.

Multi-zone ductless systems, Rames said, offer efficiency due to their precise control.  

“With ducted zoning, the air- handler is sized for the whole house, so when only one or two zones call, you often have to manage excess airflow with a bypass or dump zone,” Rames said. With multi-zone ductless, “each indoor unit is sized to the load of that specific zone.”   

Even so, Greenwood added, “advanced forced-air systems with variable- speed compressors, ECM (electronically commutated motor) blowers, and well-designed damper zoning can still perform efficiently when ductwork is in good shape and whole-home air distribution is important.”  

Choosing the right approach, Greenwood said, depends on factors such as the building envelope and floor plan, any limitations the building might pose for retrofits, and how much system control the homeowner wants.  

Variable-refrigerant flow (VRF) systems, which are inherently designed to simultaneously serve multiple zones with independent controls, are also an option, but are more costly. VRF has made some inroads in the residential market.  

“While VRF is still more common in light commercial and multifamily, we’re increasingly seeing it specified for high-end residential applications where homeowners want maximum zoning flexibility and precise modulation,” Greenwood said.  

  

High End = Variable-Speed  

Bosch, Midea, and Carrier all offer products for zoned, high-end cooling in single-family homes.

Midea’s Multi-Zone System uses an inverter-driven heat pump that can be used in a multi-zone ductless or a zoned ducted system, or in a hybrid of both. The heat pump is available in capacities ranging from 1.5 tons to 5 tons and can cool between two and six zones.  

A hybrid system with the Midea Multi-Zone, Rames said, might be arranged with ductless units that can be controlled independently in five zones — the living room, kitchen, and each of three bedrooms, for example — and a Midea Slim Duct unit in a sixth zone that’s used less frequently or is too small for its own zone, such as a spare bedroom or a bathroom.  

“Depending on the configuration, the system can achieve up to 24 SEER2 and 12.5 EER2, providing high efficiency along with precise zone-by-zone comfort control,” Rames said.  

Midea also offers eight different indoor units for multi-zone ductless systems, including the All Easy Pro high-wall unit, which comes in capacities ranging from a half ton to 3 tons.  

Bosch offers the York YH9 variable-speed heat pump, which can operate at outdoor temperatures as low as -10°F and has a cooling performance efficiency rating, or SEER2, of up to 21 and an HSPF rating of up to 9.5. It’s available in 3- and 5-ton models.

The YH9 can be optimized with the use of the SHC510 Smart Home Control communicating thermostat, which supports zoning, Namjoshi said. “As a fully communicating system, the smart thermostat auto-configures the connected equipment during installation, ensuring optimal performance,” he said.  

Carrier has the Infinity variable-speed heat pump 27VNA3 for ducted systems, “designed to integrate seamlessly with zoned ductwork,” Greenwood said. The compressor can modulate between 20% and 100% capacity for optimal efficiency. The model comes in capacities of between 2 tons and 5 tons, and has a SEER2 rating of up to 23.  

Greenwood said the 27VNA3 is well-suited for larger, multistory, and custom homes whose owners prioritize precise temperature control, humidity management, and quiet operation.  

“When paired with compatible zoning controls and smart system management, it optimizes comfort and efficiency across the entire home while maximizing seasonal energy savings,” she said.  

Carrier also offers the OptiV VRF heat pump system, which can be used in a zoned ductless arrangement or a hybrid of ducted and ductless. Up to nine indoor units are supported by one outdoor unit, available in capacities of up to 5 tons. The OptiV VRF has a SEER2 rating of up to 29.7.  

  

Current Cooling Trends  

Experts say there are several clear trends in high-end, zoned cooling systems for single-family homes.  

Namjoshi said he’s seeing greater use of intelligent systems that include communicating thermostats and sensors that monitor factors such as occupancy, temperature, and humidity. “The fully communicating system and real-time sensor feedback create a dynamic ecosystem of precise comfort and high efficiency,” he said.  

Remote system monitoring by contractors is also a current trend, Namjoshi said. Greenwood agreed.  

“Contractors see value in remote diagnostics and system visibility, while homeowners appreciate the ability to manage comfort and energy use in real time,” she said.  

Namjoshi said he’s also seeing more interest from homeowners in options that improve IAQ in high-end cooling. “IAQ technologies such as humidifiers are typically easy upsells that help contractors gain greater margin,” he said.

Rames said he is noticing more multi-zone ductless systems being used as primary sources of cooling and heating in single-family homes. “Many homeowners still don’t realize room-by-room control is an option, but once they understand it, there is a lot of interest,” he said.  

Greenwood said more consumers and contractors seem to be seeking long-term system efficiency, smart controls, and flexibility.  

“Homeowners prioritizing higher-end systems are focused on lowering energy bills over time, improving comfort control, and reducing downtime, making zoning a natural part of the conversation when they’re spending more upfront,” she said.  

Contractors, Greenwood said, have a growing demand for ductless, crossover, and VRF solutions. “Ductless and mini VRF systems are gaining traction in single-family homes because they deliver true zone-level control, reduce duct losses, and are easier to adapt to complex layouts,” she said.  

Forced-air systems zoned with the use of dampers, Greenwood added, are also trending, and becoming more refined.  

“Dampers are more often paired with variable-speed compressors, ECM blowers, and smarter controls, so they operate more efficiently and predictably than legacy zoned systems,” she said.
