Optimizing Hotel Efficiency and Comfort

System Provides Intelligent Energy Management

The challenge presented by Neema Hospitality, Mechanicsburg, Pennsylvania, was that the company wanted to maximize energy efficiency while maintaining guest comfort and loyalty, improve profitability without increasing room rates, and augment operational efficiency with remote monitoring capability.

Profitable, Well-Run Hotels

Telkonet_Neema-HospitalityNeema Hospitality maintains a portfolio that includes franchise licenses with Intercontinental Hotel Group, Hilton Worldwide, and Choice Hotels for Holiday Inn Express, Hampton Inn, Comfort Inn, and EconoLodge brands. To maximize the value of property investments and reduce energy expenses, Neema Hospitality installed Telkonet’s EcoSmart™ energy management system at multiple hotels. The EcoWave™ wireless thermostats in each guestroom use Telkonet’s Recovery Time technology to maximize energy efficiency without compromising guest comfort.

“In the limited-service sector, every dollar saved with energy efficiency translates into a dollar earned without increasing room rates,” said Sandeep Thakrar, vice president, sales and marketing, at Neema Hospitality. “EcoSmart helps us conserve energy and preserve the valuable relationships we have with loyal guests.”

Efficient Management by Room, Property, and Portfolio

EcoCentral Virtual Engineer™, the cloud-based EcoSmart command center, uses real-time energy consumption data to track room-by-room HVAC performance. With EcoCentral Virtual Engineer, Thakrar can easily aggregate portfolio-wide energy savings information, monitor a particular group of PTAC units, or control individual thermostats. In addition, Neema Hospitality trusts Telkonet’s 24/7/365 EcoCare™ support team to monitor and troubleshoot HVAC issues remotely. Ultimately, Telkonet enables Neema Hospitality to continue a trend of rapid growth while maintaining personal, proactive attention to detail.

“To generate a successful investment, we must improve efficiency, provide excellent customer service, and increase revenues,” said Thakrar. “Telkonet’s EcoSmart technology helps us accomplish those objectives at our Holiday Inn Express in Chestertown and Comfort Inn & Suites in Cambridge.”

Savings Results

Telkonet projects an energy usage reduction of 94,701 kWh per year for the Holiday Inn Express - Chestertown, Maryland — a 51 percent savings — and an energy usage reduction of 51,870 kWh per year for the Comfort Inn & Suites - Cambridge, Maryland — a 35 percent savings. With 10 hotels throughout Pennsylvania, West Virginia, and Maryland, Neema Hospitality said it will rely on EcoSmart to contribute to profitability through energy efficiency.
