Enesfere Technologies Unveils Automated Tool to Streamline Building Maintenance and Fault Detection
The system is compatible with ASHRAE Guideline 36 control sequences and supports both new construction projects and maintenance of existing buildings

Enesfere Technologies, a Lafayette-based provider of building data analytics, has announced the launch of a new software tool designed to automate the commissioning and fault detection process for building HVAC systems. The company is inviting building owners and operators to pilot the technology in real-world deployments.
The new tool continuously monitors HVAC controls and hardware, aiming to identify operational issues before they escalate. According to Enesfere, the software stands out by customizing its algorithms to the unique control sequences and hardware arrangement of each building, rather than relying on a one-size-fits-all approach. This adaptability allows for comprehensive fault detection and diagnostics across all operating conditions and control modes.
The system is compatible with ASHRAE Guideline 36 control sequences and supports both new construction projects and maintenance of existing buildings. Enesfere says the tool is capable of flagging hardware malfunctions, sensor issues, programming errors, and operator overrides—common pain points for facilities teams.
Edward Spivey, PE, Enesfere’s vice president of engineering and co-founder, traced the origins of the service to a project diagnosing issues for a school district with over 100 malfunctioning boiler plants. “We then extended that foundation to cover all HVAC system types and screen for hardware malfunctions, sensor issues, programming errors, and operator overrides,” Spivey said. With more than 40 years of mechanical engineering experience, including stints at Cogent Energy and EnerNOC, Spivey says the tool draws from decades of practical engineering challenges.
“Operations and maintenance is typically the single most powerful lever for improving occupant comfort, lowering utility costs, and extending equipment life,” said Ryan Swanson, PE, Enesfere’s president and co-founder. He noted that many facilities teams are understaffed, undertrained, and often overwhelmed by nuisance alarms. \
“Our service helps them save time, focus on what truly matters, and understand why it matters,” Swanson concluded.
