Oct. 12, 2005: New York Opens Second Green High Rise In Battery Park City

NEW YORK - Governor George Pataki joined the Battery Park City Authority (BPCA) and The Related Companies L.P. at a ribbon-cutting ceremony for a new green 24-story high-rise apartment building known as Tribeca Green, in the northern neighborhood of Battery Park City in New York. This is the second of eight planned green residential buildings.

"Tribeca Green is another critically important construction project for Lower Manhattan and a model for future residential development in New York City and across the nation," Pataki said. "The completion of this elegant, environmentally responsible tower is yet another signal that downtown's resurgence is well underway. Battery Park City continues to fulfill its commitment to encouraging environmentally-sound and responsible building."

Tribeca Green is expected to soon receive certification from the U.S. Green Building Council as a Leadership in Energy and Environmental Design (LEED) Gold building. The facility has been designed to reduce energy use by over 25 percent beyond the New York State Energy Code.

Features of the new building include:

  • Photovoltaic panels capable of generating 5 percent of the building's energy;

  • A cogeneration system - a 60 kW microturbine - that will provide 10 percent of the base building electricity on a 24/7 basis and use waste heat to provide hot water;

  • 100 percent fresh, filtered, and (de)humidified air supplied to all apartments year round;

  • Natural light that is 30 percent greater than NYC code;

  • Recycling of 85 percent of construction waste, 20 percent more than BPCA's requirement;

  • A vegetated green roof to minimize heat island effect for 75 percent of open roof area;

  • Storm water catchments system expected to collect up to 15,000 gallons of water and reuse it for irrigation of the green roof and for maintenance uses; and

  • Full commissioning of the entire building.
