CARSON CITY, NV — Business is heating up for Dean Borges, the Carson City owner of Roper’s/Aire Serv Heating & Air Conditioning. Borges recently purchased the franchise rights to expand the Aire Serv business throughout the state.

Borges, who runs a six-truck operation from Nevada’s capital city, is planning additional offices in Reno and Las Vegas as early as the first quarter of 2000. The larger populations promise solid business expansion in a deal that increases Borges’ customer base from 300,000 to almost 2 million.

Although a newcomer to franchising, Borges already has become Aire Serv’s largest territory owner in the United States.

“When Dean first approached my office with his desire to expand, we were excited for Dean and Aire Serv, but at the same time cautious,” said Roger Goertz, president of Waco, TX-based Aire Serv, a franchise company operated by the Dwyer Group.

“Even though Dean has proven to be one of our top franchise owners, we are not in the business just to sell territories.

“Our main focus is to work with Dean and each franchisee of Aire Serv in making their business the most profitable possible while gaining a substantial share of their market. However, Dean’s business plan was very solid.”

Borges first entered the hvac business when he left a government position as the manager of Nevada’s Public Works Board and purchased Roper’s Heating & Air in Carson City in 1997. He cobranded the 20-year-old independent business with the purchase of a local Aire Serv franchise and immediately planned for a larger share of the Aire Serv network.

According to Borges, the franchise brought advertising expertise, marketing and business training systems, on-going training programs, and field support, as well as collective buying power with vendors.

That left him time for “the sheer volume of other things you have to deal with in a business.”

As a former compliance director of the State Energy Department and a current member of the Standards Committee of ASHRAE, he knows the need for a national franchise company’s services and expertise in the residential and light commercial markets.

Aire Serv is one of seven franchise “concepts” for the Dwyer Group. With 58 franchisees in the U.S., Canada, and the U.K., the company provides a variety of services for residential and commercial customers, including changeouts and replacements, service agreements, extended warranties, and IAQ solutions.

Goertz called his company “the best-kept secret in the hvac industry.”
